New Homes in St Johns County

New homes come in a variety of flavors.

1.  You can pick out a lot if the home has not been started yet.  This gives you the most choices in terms of what goes into the new home.  
 Most builders give you a wide range of choices structurally as well as at the design center.  You have to be careful not to go too crazy or you may never get all that money back.  However, having all the choices is both exciting as well as challenging to decide what you want in your new castle.  

2.  Sometimes the home will be started and some choices may still be available but it is too late for others like enlarging the garage.  


3.  Sometimes the home will be done and the builder is motivated to sell and may even discount the price as they don't like vacant homes that they own.

It costs you the same whether you have a Realtor or not and the builder is willing to pay a Realtor to bring them a buyer.  I can be your eyes and ears here if you are moving to the area.  I attend as many of the builder meetings as possibility...initial meeting with the construction manager, pre-drywall inspection and the inspection a week before closing and the final walk through the day of closing.
